Sometimes real estate transactions fall apart. In some of those cases, the parties to the transaction disagree as to the release of the deposit, forcing the holder of the escrow funds, whether that is a broker, law firm, or title company, to deal with conflicting demands. If not resolved, this may result in the escrow holder filing an interpleader action for the court to determine who is entitled to what.
